Title: Water Infiltration

Kitchen extension has sprung a leak. Could be the rain we've all had but it seems to have been going on for some time, behind wall cupboards etc, so I think maybe the recent heavy rains have brought it to attention.
Have now remove said cupboards and Holy Cow it's a mess. Just got off the 'phone to the Insurance Company but do not hold out much hope. Looks like the savings are going to take a hammering! Not happy!  censored:

Why must everybody make everything bigger, compensation?  Throw the breadmaker, ice cream maker, kenwood food prcessor et al away; they're only clogging up the cupboards.

Also, you should feel very happy that the water has chosen to live in your premises.  Rats give my abode a wide berth.  Perhaps the garden was just fighting back, a nice new water feature...

The insurance assessor has just left. ~ We are getting a new kitchen ceiling, new electrics and a partial redec (as we had already started on the redec they won't finish it. My contri = £50 for the excess. YIPPEE!

Good job. Bear in mind though, that details of your claim will be put on a nationwide insurance database and they will have an eagle eye on you. Wrong, but true.

Yes ~ I know about that and this is my second claim in 5 years but it is an old house and they have accepted the risk (and the premiums!).
I have nothing to fear except increased premiums next year and my policy does have a built in No Claims protection!

Still, all the rain in Sheffield now means that the streets are alive with the sounds of "Great, super, smashing" now that those dozy bastards who won on Bullseye can actuaully use the speedboats they won :-)

Yeah Yeah ..... so your alternative would be????
(i) Sell the house with the kitchen ceiling caved in?
(ii) Try to DIY (Remember I am disabled and I suspect the job is beyond the wife's skill level)?
(iii) Live in a house with the kitchen sealed off for all time?
(iv) Pay out the requisite ?2k (est) myself?
(v) Claim on my buildings insurance, get the problem professionally fixed and move on?

You have made the only choice open to you really, my comment was only a "heads-up" sort of thingy.

Too many people make stupid claims - and we all pay for it eventually. Deserving causes like yours are unfairly penalised. Which is wrong.

PS which company was the loss assessor from - that makes a difference.

Liverpool Victoria ~ who sub the job out to "Local Contractors" ~ in this case XXXX Building Contracts Ltd, whose HO is in this village!

Indeed ..... but then we who pay insurance premiums are still paying for disasters like the tsunami, the sinking of the Titanic and Lord alone knows what. Like bookies the insurers will come out on top.

I did hear that there is a possibiliy that some people who weren't insured and affected by the recent floods will get payments from the Social Fund, e.g. me. Another case of the government rewarding stupid behaviour.

According to the BBC interview with a Government Minister (I forget which one 'cos they're all new) this morning those entitled to benefits can apply for emergency assistance in the form of emergency grants and/or emergency loans. Those in employment and not in receipt of means tested benefits will be able to apply for an emergency loan. The maximum anyone will be able to apply for is apparently ?5k, each application, supported by evidence of the loss incurred and the lack of insurance cover, will have to meet predetermined criteria and will, in most cases be repayable by means of deductions from pay or benefits.
One category mentioned was those who do not have insurance cover where insurers have refused to provide it because of previous or known flooding risks. You cannot blame someone who has been housed in property built by a local authority on a known flood plain.
Large areas of Rhyl and Prestatyn, as an example, are currently listed on the Dept of Environment web site as a known flood risk. The "flood risk" is based on the unproven theory that "Global Warming" will cause sea levels to rise and much of the area mentioned is at or below sea level. Insurers are refusing cover and people are finding that Building Societies are now refusing mortgages for these properties.
Not everyone is scrounging ~ some are just plain unlucky.
The stupid behaviour involved here has been shown by successive Governments who have encouraged building in such areas and are still doing so. Just look at their plans for the lower reaches of the River Thames area and remember that the Olympic village which is to revitalise the East End of London is being built on a known swamp.

They will once they start appearing in Butchers' shop windows.
At the moment your cat is a pet ~ once it becomes a cash crop you'll get a subsidy.

At the moment your cat is a pet ~ once it becomes a cash crop you'll get a subsidy.

And not only that, but you'll be able to apply for payouts for not raising cats too - something like set aside. You'll be on a real winner, you could not raise dogs, gerbils, pigs, goats, horses - the sky's the limit.
