I've been clearing ancient dust out of the coal cellar!  eeek:

I've prolly got some bug that has been lurking there since the last delivery of nutty slack fifty years ago!  scared2:

It's a coal cellar ~ why would you want to clear out the coal dust?

We have a coal cellar and we simply have more coal added to the dust.  whistle:

Big selling point ~ "Loads of original features and period detail"
Because for the past fifty years it was a workshop and full of shyte.

And when I took out the shyte there was mountains of sawdust

And when I removed the sawdust there was - guess what - a pot of gold coal dust.

Ah ~ so no real fires left then? Shame 'cos they add ????thousands to the asking price ~ assuming you are readying the property for sale and are doing all this work to maximise the price.
Three rooms have the original fireplaces, one is boarded over and another has a gas fire in it...

I wouldn't vouch for or trust the chimneys tho...  noooo:

You don't have to ~ the incoming purchaser should have it surveyed and chimneys have to be checked and swept before use. Failure to do so invalidate buildings insurance and leaves one liable to a hefty bill from the Fire Brigade. We have to have our chimneys swept every year and the sweep gives us a certificate so if we do have a chimney fire we can prove we have followed the law.
