It's a coal cellar ~ why would you want to clear out the coal dust?

We have a coal cellar and we simply have more coal added to the dust.  whistle:

Big selling point ~ "Loads of original features and period detail"

Because for the past fifty years it was a workshop and full of shyte.

And when I took out the shyte there was mountains of sawdust

And when I removed the sawdust there was - guess what - a pot of gold coal dust.

Keep going until you hit the gold dust ...then put in a self addressed envelope and some nice people will weigh it and tell you it is worth half it's actual value and send it back to you in the post when you refuse to barter. This will ultimately mean you will never see it again

Ah ~ so no real fires left then? Shame 'cos they add ????thousands to the asking price ~ assuming you are readying the property for sale and are doing all this work to maximise the price.
